Elimination of Systemic Defects

A systemic defect in a residential building is a defect not caused by the occupants but originates from improperly designed materials, details, construction techniques, or failure to follow the planned construction process.

Systemic defects can be remedied according to current regulations through state support in two ways:

  1. Subsidy under Act No. 134/2013 Coll. - Act on subsidies for housing development and social housing, which amends and supplements Act No. 443/2010 Coll.
     
  2. Loan from the State Housing Development Fund under Act No. 150/2013 Coll. on the State Housing Development Fund, which repeals Act No. 607/2003 Coll. on the State Housing Development Fund, as subsequently amended. The related legally binding regulations are also repealed, i.e., Government Regulation No. 432/2007 Coll. and the Decree of the Ministry of Construction and Regional Development of the Slovak Republic No. 582/2007 Coll.

List of systemic defects in residential buildings:

  1. Defects in keramzit concrete cladding elements on the most climatically stressed side of the residential building (especially ZT, ZTB, T06B BA, BA).

  2. Defects in troskopemzo concrete cladding elements on the building's sides (especially T06B KE).
  3. Defects in projecting structures in the stairwell area of the residential building (especially ZTB, BA-BC, BA NKS-S).

  4. Defects in projecting loggias with cassette ceiling panels in the residential building (especially ZT).

  5. Defects in projecting loggias with cavity ceiling panels in the residential building (T08B).

  6. Defects in balconies and loggias of the residential building (especially T-11 to T-16, T01B to T03B, BA).

  7. Defects in projecting vertical pillars and horizontal ledges of the residential building (especially LB, MB).

  8. Defects in the perimeter wall made of autoclaved aerated concrete elements in the residential building (especially P1.15, SpM-P1.15, PS 82, BA NKS-S).

  9. Defects in the junctions of the perimeter wall with layered elements and an 80 mm thermal insulation layer in the residential building (especially P1.14, SpM-P1.14, PS 82, P1.24).
  10. Defect in the attic of the residential building (particularly PS 82 PP).
  11. Defect in the perimeter wall and load-bearing walls made of autoclaved aerated concrete blocks in the residential building (PV-2).
  12. Defect in the projecting loggia and the related perimeter wall made of bonded autoclaved aerated concrete blocks in the residential building (BA NKS-S).
